What Makes Hull an Ideal Location for Your Business Space

Choosing the right home for your business is an important strategic decision, with location affecting more than you may initially think. Factors that come into play include recruitment, costs, day-to-day operations, and even how clients perceive you.

Hull has gone under the radar to become one of the most sensible places in the North to set up or relocate your business, thanks to its strong transport links, realistic property costs, and an established professional community that continues to grow.

At Allenby Commercial, we are Hull born and bred, with decades of experience developing and managing business space across the city. We develop and manage business space, from offices in Hull city centre to industrial units right next to key road networks, so we see first-hand why businesses choose to relocate or/and stay here.

That being said, let’s break down what makes Hull such a strong option to consider for the location of your new office or industrial space.

Hull’s Location Works for Business

Hull sits in a strategic position on the east coast, which easily connects it to the rest of the UK. The A63 links the city to the M62, providing direct routes to other key northern cities such as Leeds and Manchester, as well as the wider motorway network. The Humber Bridge is also worth mentioning, as this further improves access to the south bank and beyond.

Award-winning Hull Paragon Interchange connects rail and bus travel in one place in the centre of the city. Trains run direct to York, Leeds, Manchester, and London (which can be reached in just 2 ½ hours). Great for teams who travel or have clients visiting from further afield.

For industrial businesses, Hull’s proximity to the docks remains a great advantage. Many of our industrial units in Hull sit within easy access of the port. Making the city particularly well-suited to logistics, manufacturing, and distribution businesses that depend on the efficient movement of goods.

Business Space in Hull Offers Real Value

Businesses can secure higher-quality space without stretching their budget, as property costs for both offices and industrial units in Hull remain competitive.

Offices in Hull Suit Different Ways of Working

Hull offers a wide range of inspiring office environments. Businesses can choose between city centre locations or more out-of-town to suit different sectors and working styles.

We manage a number of office developments across Hull and East Yorkshire, with each of them serving a different need.

Some of our standout developments include:

The Bloc located in Anlaby provides Grade A managed offices near some of the area’s most popular retail amenities (Morrisons, M&S, Next, Costa, and more). Tenants at The Bloc benefit from a variety of office space sizes (from 126 sqft to larger suites up to 1,324 sqft), plentiful parking, fully fitted kitchens, bathrooms with showers, and strong digital connectivity, making it the ideal setting to suit both established professional services and growing teams.

Worx sits close to Hull city centre. It combines office space with leisure and community uses. Tenants range from charities to national organisations. The building is perfect for supporting businesses looking for extra space, surrounded by the energy of the city.

Paragon Studios is ideal for both creative teams and independent businesses, with the location placing you close to the best of what Hull has to offer, with transport, cafés, shops, and entertainment.

Danish Buildings & Bayles House offer characterful offices in Hull’s popular Old Town. Many creative businesses choose these affordable studios thanks to their original features, which provide an atmosphere unlike most other office spaces in East Yorkshire.

This variety means it’s easy to find an office space in Hull that works for you, no matter your working style or ambitions.

Industrial Units in Hull Support Growth

Hull has a strong industrial heritage dating back hundreds of years, and that strength continues to this day. Industrial units in Hull support a wide mix of manufacturing, trade, storage, and logistics businesses.

At Allenby Commercial, we have developed industrial space across the city and surrounding areas.

BASE Business Space in East Hull provides mixed-use units. Businesses benefit from yard space, extensive parking, and on-site amenities. The location gives fast and easy access across the city and to the docks.

Worx Warehouse is a 7,750 square foot space with 9-metre eaves, right on Beverley Road and Spring Bank. It’s easy to get to the city centre on foot and has plenty of parking. Quick access to the A63 and motorways makes the space ideal for storage, trade, or distribution.

The Point at Priory Park East offers trade counters and industrial units. The site sits within a 4-minute drive to the A63, providing easy access to both main routes and local services. Units are designed for practical use, can be adapted to suit the ways you work, and include full HGV access.

Many industrial units in Hull offer better space for the cost compared to other regions. Businesses can secure larger footprints or better layouts without having to compromise due to higher prices.

Transport Links to Make Life Easier

Transport plays a bigger role in productivity than many people expect. How easily staff, clients, and suppliers can reach your premises affects how you work day-to-day more than almost anything else. Our city centre offices benefit from walkable access to Hull Paragon Interchange, which means staff and visitors can commute by train or bus without relying on cars.

Out-of-town sites offer a different set of advantages. Easy road access and generous parking make a real difference for industrial businesses and office teams who drive daily. This setup suits companies that rely on deliveries, site visits, or flexible working hours that fall outside standard travel times.

Hull also makes it easier to cycle to work than many people expect. Cycle lanes run all the way into the city centre, making commuting by bike a realistic option for more people. Many of our buildings include secure bike storage, so your team has no issues leaving their bikes on site during the day.

Amenities Matter More Than You Think

The right amenities improve working life, and Hull can surprise you with the growing mix of places to eat, drink, meet, and unwind.

The vast majority of our city centre offices are close to popular independent foodie spots Trinity Market, Paragon Arcade, and Humber Street, plus shopping centres such as St Stephen’s and Princes Quay. Teams can step out for lunch or meet clients nearby, and after-work plans feel easier to organise.

We’ve designed spaces with work-life balance in mind. Our latest development, Monocle, features an on-site coffee house and a boutique gym, making it easier than ever for teams to grab a coffee, fit in a workout, or unwind without even leaving the building.

If you want the location of your business to help with staff morale and retention, Hull’s amenities cannot and shouldn’t be overlooked.

Hull’s Professional Community Keeps Growing

Hull attracts talent from across Yorkshire, with the city having built a reputation for creativity and resilience. Many businesses now see Hull as a sensible alternative to larger cities.

The professional community in Hull feels open and accessible. Decision-makers tend to be easier to reach, and relationships often form faster than in larger cities. There is less distance between people, both physically and professionally, which helps conversations happen naturally.

Businesses benefit from being part of a connected environment where collaboration feels normal rather than forced. Opportunities often come from simple conversations and shared contacts. That sense of connection can be a real advantage, especially for growing businesses.

Managed Office Spaces to Simplify Moving In

All of our office spaces are managed, which means the building is looked after and ready for you to start work without dealing with the day-to-day upkeep of the property. Depending on the site, furniture may be provided. For example, Monocle and The Bloc offer furniture packages, which are included in the monthly rent, whilst Danish Buildings & Bayles House and Paragon Studios require tenants to bring their own, with guidance on style and colours so it is in keeping with the buildings. For Base, we can supply furniture in D-Block. This is something we can chat about during your building tour. Connectivity is straightforward, with a one-off setup cost of £130 and a regular monthly charge thereafter.

Our leases are typically six years with two-year break options, offering stability whilst allowing flexibility as your business grows. Tenants are responsible for internal repairs and upkeep, while we handle the building’s external maintenance and structural elements. This approach ensures your team can focus on running your business, rather than worrying about day-to-day property management.

Hull Supports Different Stages of Growth

Hull works well for start-ups and established firms alike. The range of business spaces in Hull makes it easier to adapt as needs change over time.

Some businesses begin in smaller offices, others start with industrial units, and many grow without ever leaving the city.

We work closely with tenants to support those next steps. Some businesses move between sites as their requirements change, whilst others expand within the same development. Either way, growth can be easily managed.

This flexibility helps businesses plan for the long term without constant relocation or interruption.
